Any KY or WI investors here?

Question

I’m looking to move into KY and WI soon, looking at small MF (2-10 units) there now. Anyone here have experience in these states?

If so I’d be curious to hear about your feedback not limited to:

• Experience with Renters
• Financing
• Things to look for in properties specific to the area
• Recommended property managers

2 totally different states that are both large, with a lot of different markets within. I have assets in both.

Renters - Good renters in good areas. Bad renters in bad areas

Financing - Similar. One thing to note is that if you are out of state, you will have a hard time getting financing. Larger banks that have a branch in your market and the market you are in are options, otherwise not a ton of options

Area - I would recommend B or better areas, especially for an out of state investor

PM's - No PM's in the small property range will cover the whole state, so you'll have to get more specific first

Hi Todd - Thanks for the reply. To be more specific, I’ve looked at suburbs of lexington and talking to a broker in some secondary markets south of greenbay, Outagamie county area. Do you have any experience with either of these areas? If not do you have any recommendations within the states? I also have a partner who has experience in Little Rock, AR, so thats also on my list of cities to research.

I have experience managing out of state properties so I’m comfortable with that aspect. Looking more of direction on cities or neighborhoods that would be good to consider or stay away from, etc.

Any KY or WI investors here?
