Should I buy a 6 unit apartment building with a septic system

Hello all,

I am reviewing a decision if I should buy a 6 unit building with a septic system. The owner claim that he just invested 40k in a new system recently.

The price is right and the area is good.

Should I buy it or skip this one?

Don’t let the use of septic tanks scare you away. Do your due diligence and have it inspected. I have bought investment properties with septic tanks, five to be exact. I had a local septic company inspect four of them but they had to empty them first. They checked out and I haven’t had any issues. From my experience, you will know if it isn’t working well and needs maintenance as your tenants will have issues with plumbing. When this happened to me, I had it fixed within a few weeks.
