how do i find developers that i can bring deals?

hi y'all. do you have any advice for how a realtor could connect with developers and bring them land deals?

i moved to detroit fairly recently and got super into the zoning code (bc there's so much vacant land and commercial here! it's awesome). 

so, i read the zoning code, outlined it, studied it. i thought it would help me talk with developers (by knowing what's allowed by right vs what needs site plan approval, parking reqs, set backs, lot size and density). but honestly, i still don't have any developer clients or connections.

where do developers find their realtor partners? or realtors, where do y'all find your developer clients?

what do developers look for in their realtors?

what's helpful to y'all developers, what do you look for in your realtor partners, and how do your realtors add value to you?

and where can i potentially meet developers? are there developer "watering holes" where i could meet ppl to work with?

thank you for sharing any insight! any advice you have for me is so appreciated!

 find out who is pulling permits at the city for those types of projects you find and reach out to them. Also talk to commercial brokers and other brokers as well.
