Is a C2 Zoning parcel limited, or Caped?

Hi BP Community.

Is A C2 zoned Parcel limited to Small multifamily?

Is it able to build a duplex on a C2 zoned lot if Permitted first??

According to

C2 regional commercial zone guidelines.

17.24.040 USES PERMITTED ONLY BY

CONDITIONAL USE PERMIT.

While any use may be permitted by conditional use permit

pursuant to Subsection B of Section 17.64.020, the following uses are not permitted in the C-2 zone except by conditional use permit issued in accordance with the procedures provided in Chapter

17.64 of this title:

A. Any use listed in the Uses Permitted section in the R-1, R-2, R-3 and R-4 zones.

Does this mean am allowed to build a possible Duplex? Or am I understanding this wrong

@Javier Rosales it seems like you can potential build a duplex, but you'd have to go through the CUP process which can take a few months, maybe a year, and involve a hearing where anyone can fight the project, but doesn't mean that they will.  You should talk to the Planning Dept and gauge their thoughts on the viability of doing it, and also a local engineer who helps with entitlement.
