This property is valued at 1.7 mill, there is a mortgage of 590,000. The LTV can be done. And yes this strategy will make the deal work. Now, will it be a big problem switching Names on title after the fact of the refinance. And am I asking the seller for to much in order to make the deal work. The seller is tired with the property.

It is a subject to, but I would need the seller to refinance their loan in to an interest only payments, than after when the refinance is all done than it gets sold to another lender. Than have the seller transfer names on title. This makes the rent cover the interest only payments and the purchase price payment and operating Cost

Hi BP, it’s been a while. I had a strategy in mind.
Is possible to have a seller refinance a loan to interest payments only and you the Cash flow to pay the seller their asking price. Once that is done than switch the name on title to my name (but after the note has been sold to an investor) but keep the loan under the sellers name. Doing all this just to make the deal work.

Hello BP! am looking to get a Home Equity Loan ( second Mortgage) . when doing this process does the interest rate on my first lien change. its a really good rate and don't want o touch it. or does the subordination agreement just ask for permission from the first liens lender. to allow another lien on the asset. thanks in advance
