I spoke to a property manager which is also the agent, he could do 5.5% on PM. Repair comes when the tenants leave, so it buys me some time. I can do 8% rent raise.

Oh great, How long have you been doing that? so you give FHA,VA, Freddie and Fannie mae loans? do you reach out to Ca?

@Harjeet Bhatti the seasoning period applys to the first lender? FHA would be a better option than, or do any bank or small credit unions have loans that don't drag out that long like 30 days or less?

Hello BP, I haven't posted in awhile. on a ship currently I was thinking, is it still possible to use a conventional loan, for a Brrrr strategie,

Lets say i purchase a duplex, with Hardmoney afther the rehap i get renters in the units. than with the refinance processes, i decide to go conventional. is that wise, even though with conventional, it can prolong longer then 30 days to get it approved. or is it possible to start the processes while in the rehab stage. depending if their is no seasoning period from when i purchased kit with a HML?
