What’s your first step when evaluating a lot like this?
When you first look at a lot, what’s the FIRST thing you check before deciding whether to spend more time on it? Utilities? Topography? Zoning? Layout?
I’m curious because I’ve been marketing this Atlanta lot and getting very mixed feedback depending on the investor.

The less homework the buyer has to do, the more people might stop and look at the listing hard enough to become interested. The neighborhood comes first for me, does it make sense for me to spend the time to make this happen, then the utilities and topo and such (as others have stated), then what could I pay for this to have it be worth my time.
The neighborhood info I would already know before I even looked at your listing, if it had some of the buildability info that would entice me to start thinking about building there. It just removes questions early. And questions are obstacles to making the sale from your perspective.
