Hi, So let say I have a piece of land 4500 sq ft and the zoning is 2000 sq/ft per dewelling unit. Am I allowed to build 2 units or 3 units in this case? Do I round up or round down for the number of unit I can build? Thank you.
If this is in the City of San Diego then you round down if the fraction is less than 0.50. In this case its 2.25 so max DU's would be 2. If its somewhere else in the County, most municipalities will round down but I can't speak for all of them.
I suspect you know this but there are typically more than one constraint on number of units. Make sure you know all the constraints.
I know an investor who purchased an RE duplex that was zone for up to 4 units. He was planning on razing and replacing with a quad. The parking requirements limited him to a duplex (it was already a duplex). He was required to provide more parking than the existing units which constrained him to a duplex. He still did ok but not as good as he was expecting.
