Hello BP Community. What are some of the major rehab costs you've run into while flipping or rehabbing distressed properties?

@Tye Foster it is all over the place. Each property is going to have it's own problems.  If you are thinking of the most expensive unseen problems I would probably say termites.

We recently sold a house that had sever water damage. Plaster all over the floor had come down from the ceilings and walls. The Buyer later told us that all that mess covered up the fact most of the wood had serious termite damage. Termites love rotten wood.  He said he basically had to gut the entire house, everything but the 4 brick walls.
