@Spencer Cornelia

Spencer thank you for sharing your experience. I have yet to purchase my first rental property but I am hoping to this next year. Your story really shines the light on what can go wrong throughout the buying process and how to overcome all the roadblocks that come up. Your perseverance through the process was incredible. It's inspired me to stop talking about buying a rental property and start taking actionable steps to make it happen.

Thank you for the detailed experience.

Keep up the solid work and hustle!

Hello BP Community. What are some of the major rehab costs you've run into while flipping or rehabbing distressed properties?

Hello,

I am currently looking to move to Kansas City to learn the market and area better because my business partner and I have little experience with real estate investing and want to learn first hand with boots on the ground. I am looking for both an Agent and lender that could help me find and finance some properties. I am looking to move to a good B neighborhood were the crime is low, I want to purchase a duplex to start house hacking as well as purchase 2-5 SFH/Duplexes (in good neighborhoods as well) as buy-hold rentals.

Please let me know if you can help or have referrals I can reach out to.

Thanks

@Tom Ott How do you go about finding these "pre-boom" cities?

I have been looking at buying buy and hold properties out of state in some more affordable markets. I am wondering what are some key things you guys look for when choosing what markets to buy in? I know schools, crime, taxes, economy are some of the big ones that are a must but what else helps you determine whether or not to buy in an out of state market? Also, do you hear of a city or an area on podcasts or from other investors and research it or how do you hear about out of state areas to potentially invest in?

Thank you for the help!

Hello BP family! My name is Tye Foster currently living in Utah. I am new to real estate but I am extremely excited to start the journey to become a successful real estate investor. My good friend (who has some experience) and I have decided to team up and work together at creating a strong portfolio. We are looking to start out with a few single family homes and we want to use the BRRR strategy (once we understand it more in depth) and continue on. We still have a lot to learn and any insight, advice or tips about buying single family homes, BRRRR strategy, and out of state investing would be awesome! I look forward to learning from all the experienced investors on BP.
