@Derek Okahashi This reminds me of a listing I had. A long term dry cleaner with decades-old ground contamination. For those who don’t know, percoethelyne (Dry cleaning fluid) is a really nasty pollutant.
Needless to say, we couldn’t sell it. The elderly Jewish seller said “this needs Jewish lightning.” I asked him what that meant and he replied...

I dropped the listing, but as far as I know, it’s still standing.
