Which is worth more bedroom or laundry room ?

Question

The house im buying is a 2 bedroom 2 bath. They built a 25 x 14 addition but never did anything with the space. Would it be better to add one bedroom and a laundry room or make it a 4 bedroom 2 bath ? Which would add the most value ?

Most states have requirements on what constitutes a bedroom. Ingress/Egress, closet, and SIZE! I think the minimum requirement for most places can vary from state to state, 70 to 80 square feet in size is generally the acceptable minimum. I don't think you're going to get two bedrooms out of 25 by 14. They'd be 72 square feet. Yeesh, that's TINY! Check the comps in your area, see what the square footage and number of bedrooms is average, and maybe consider a good size bedroom and a nicely appointed laundry with a dog wash or something in it.

@Erik B. Its common in this area because there is a lot of trailers with similar setups but I agree the laudry is also important to have

In addition to seconding what others have said about checking comps in your area, I would ask what your plan for the home is.

If you are flipping and selling, I might lean more towards the master suite plus laundry idea because this would likely appeal to more home buyers.

But if you plan on keeping it as a rental I would lean towards the extra bedroom for the increase the rent you could demand.

@Zach Kuhns that won't increase your appraisal as much but I don't think you will lose alot by the setup you propose. A hallway laundry isn't the best. A nice master bedroom with a walkin closet or on suite bath would increase value depending on the area.  The bedrooms would be small if you try to get two out of them out of that room but a more working class neighborhood more bedrooms would be better.  What do the houses in the area have?  You have a relator for the area that can give you some input on what sells.

@Colleen F. As of now the washer and dryer are in the hallway and there isn't anywhere else for them to go. So I was think of doing a nice master bedroom and then possibly a small laundry room.

The bedrooms I think would add more value, but i would try to find a small section (if possible) on the first floor to add stackable washer & dryer. Not having to go to the basement is a plus if you are looking for quality renters.

@Zach Kuhns  I am assuming you have a basement or something to put the laundry in if you don't put it in this spare room then of course do a bedroom. It will add more value.

@Katrina Lucero    I think you misread the numbers he could get something like  2  -10 x 14 's   with closets out   of a 25 x 14  if they can both go into a main hallway, otherwise he has to calculate for a hallway too.
