Some good rental appreciation investment suggestion

Hi BP Experts,

I am a novice who is willing to start my investment journey with North Columbus, probably new Albany area. I am looking for property having balance between cash flow and appreciation. 

Please suggest if investment in condo is good idea from long term perspective , as I hear in lot many places HOA have strict rental rules so worried that may require to sell investment in future in case rule changes. For same reason dilemma and biased towards single family so that it should not come under HOA. However in that case not sure how easy it is to rent out SFH in comparison to Condo / town house in the area.

Budget Roughly Mid 200K.

I am open towards any better expert suggestions!!

 It might be tough to find a house in New Albany for mid 200k. You might want to look in more central Columbus
