Planning Dept Questions

Hi All - I am evaluating a deal (5.8 acres of land with a motel + restaurant on the land) but want to understand options for adding new microhomes on the land after purchase.  I'm heading to the planning Dept this Friday to get more information.  Any tips on what I should be asking them outside of whether I can add microhomes, possibly an event space?
