Which is better Ohio or Pennsylvania?

Looking to hear what others think is better for cash flow and brrrr, Ohio or Pennsylvania? For 2-4 unit multi families.

HI All both would be good but I prefer Ohio because I have a great team on the ground there  nothing is any good without a team to support you and watch your back

Hey Michael! Shameless plug here but Ohio has a really strong real estate market, especially in cities such as Columbus, Cincinnati & Cleveland. These cities have experienced steady population growth, job growth, and a relatively low cost of living, making them attractive places to invest in rental properties. Additionally, Ohio has favorable landlord-tenant laws that provide landlords with more rights and protections.

I personally focus my investments in Columbus. Columbus has experienced significant appreciation and this trend is expected to continue in the future. This is largely due to the substantial investments made by major companies such as Intel, Honda, Nationwide Children's Hospital, and Wexner Medical Center, which have expanded their operations and created numerous job opportunities in the region.

+1 for Columbus Ohio, lots of cash flow and appreciation here still! I'm still seeing 1% deals everyday on the MLS that are generating positive cash flow. I really like Columbus especially because there's a lot of catalysts for job and population growth still.... Nationwide, Wexner Medical, Intel, Honda, Amazon, etc. are all moving jobs to Columbus. Plus, it's the only city in the rust belt where the population is still growing (unlike Cleveland). I was able to help one of my real estate clients close on a deal that gets them 26% cash on cash return just a few weeks ago too! Pennsylvania has that horrible transfer tax.   Cleveland Ohio has high taxes property taxes.

Way to broad of a question.  You need to niche down and pick your sub market first and then a lot will depend on the team of people and then the property.

OK, the real answer is a combination of all of these answers.  It depends...and all of the answers I gave are correct.
