Is anyone investing in flips in this market?

Question

Is anyone still investing in flips in the current climate? And If so, where? I am still getting deals from wholesalers in the Las Vegas market, but I have been extremely skeptical about pulling the trigger because rates are so high.

It amazes me who keeps buying these wholesale deals, from the main big ones. Like whose taking these off the shelves so quick. Most of these are bad, bad deals.

Yes, we're still active in the NYC real estate market, currently working on three flipping projects. We've already received a full offer for one of the properties before i'ts completion. Despite the limited inventory and high mortgage rates at the moment, we believe that with strategic pricing and quality work, success is achievable. Good luck.

Something else to consider too is whether or not your willing to go to different markets out of state. Whats going on on the west side can completely the opposite on the east. Could even defer throughout the state. Don't know if that's something your considering but I would for sure!

Yes doing 4 now in the Houston area.  Only 1 is from a wholesaler though as most don't work for our numbers.

Hey Roi, I am flipping in the Central PA region at the moment. I agree with you, it is definitely hard and the majority of the wholesalers deals that I get are grossly overpriced. There are still some deals here and there though that we can make a good margin on. I'm just being more selective with my buys.

I see a big one put things out in Dallas, Houston that I scratch my head with. I know those areas very, very well.  Infact, I saw one turnkey house next to an off-market deal. Literally, next door.  The turnkey was bigger, listed lower than the off-market. When I asked the off-market desk that they just did not respond, first time I got no response. How are you priced $30k higher than full turnkey house that's 200 sq ft and a full bathroom bigger?

Exactly. We get emails from whole sales and they don't pencil out due to factors in my prior statement. It's either over priced given location and higher rate climate we're in, or it's not distressed enough for a profitable flip or BRRRR opportunity. It's challenging to flip or BRRRR right now.
