Investing in Milwaukee

Hello,

I reside in the northeast where the market is to expensive for me to invest in, so I have been looking a lot at Milwaukee. I've seen plenty of home under 100k which grab my attention and I understand some of these homes might not be in the best neighborhoods. I'm interested in buying and holding is there any particular neighborhoods to look at or areas of the city to focus on. What are closing cost fee roughly in Milwaukee when buying a investment property.


All and any feedback would be appreciated.

I live in Milwaukee and own rentals on the northside and all of those were under 100k. I actually like those rentals a lot but not everyone has the same experience. The best performing rental we have was originally purchased at 32k about 8 yrs ago and is in Sherman Park, 53209. During COVID times, ironically, my biggest problem property was one in West Allis. However, we recently purchased one in South Milwaukee at 105k and one in Brown Deer at 150k, both being rented at 1995/mo so we'll see how these ones go. 

Stewart Title,  actually has a calculator on their website to determine your closing costs.
