Has anyone executed a rent-by-the-room strategy remotely?

I'm exploring a house hack opportunity but want to make sure that the property will cash flow once I decide to move out. I live in Austin, TX so the property prices are high here and I can't seem to find much of anything that will cash flow as a LTR. Given that there's a higher income opportunity I'm wondering if doing the rent-by-the-room strategy might work? Does anyone have experience doing a rent-by-the-room strategy remotely? Are there property management companies that manage rent-by-the-room properties?

The best way to implement this is to have a "lead" tenant in the house. Rent to them at a discount in exchange to manage the property.

The short answer is yes, that is quite doable. Austin is a great market for co-living (rent by the room) and price points for rooms can vary depending on certain variables (furniture, how many bathrooms, utilities included, length of stay, location).   If you already own this property and want to take a stab at the numbers I am happy to go over them with you.

I've done rent by the room remotely for months at a time.

What I would recommend is to build a good relationship with a local real estate agent for resident placement and a handyman for any maintenance.

With those two roles & your managing resident communication, you should be covered. In the future, if you're so inclined, you can move resident communication to the agent as well.
