Yes, there are deals on the MLS. And it's easier to find them if you go ahead and become a Realtor yourself. Every MLS is different, so you just have to get in there and play around with it. On mine, I can specifically search for REOs and I can specifically search for vacant houses. There's also 3 fields where Realtors write comments and I can search these by keywords. Some good keywords to search on include "motivated, fixer, make offer, short sale, estate, probate, court, bank, caution, danger, handyman special, make offer, needs work, tlc, reo, heirs," and many others.
