I am originally from Utica NY but live in Los Angeles CA. I have been looking at Rochester recently as an area to potentially invest in. I have family in Rochester

none of which are RE investors.

Anyone in Rochester have any advice?

@Carl Gryska Rochester is a great market to invest in. For analysis I take 35% off the gross rents before subtracting out operating costs. I shoot for a cash on cash of 13% or higher, but it is location dependent. I'll often trade a few percent for a better area that I feel has upward momentum. It has worked very well for myself and my clients. I have a few different target areas but actively look for deals all over monroe county. Singles can be the sweet spot since investors typically don't even consider them.
