Hello,

I Just wanted to give everyone a quick update on the RAD Diversified scandal that is currently unfolding. As of April 1, 2024, RAD Diversified (a REIT), has officially put a freeze on withdrawing any and all funds from the REIT. If I had to speculate, I would say they are facing some serious liquidity issues. Interestingly enough, I came across an article in the Philidelphia Inquirer that raised concerns about the REIT two years ago. It's pretty much spot on. Looks like your classic Ponzi scheme. It would appear good ole Dutch has been using new investor funds to pay liquidations i.e. robbing Peter to pay Paul. I guess the well has run dry.

I myself was duped into investing $5000 (unaccredited) into the fund and will now no longer be able to liquidate any portion of my shares. The URL provided above will take you to official statement that RAD has provided to the SEC. Personally, I doubt its authenticity, but that's the direct information I was provided with from Alexander Prock, as of one hour ago. I also know that RAD's accreditation with the BBB has been revoked due to the massive influx of similar complaints that have been pouring in since the official statement was released on April 1st, 2024.

I would strongly advise ALL BP members to stay far away from this scam. I highly doubt I will ever see my money again. I would sincerely hope that the SEC has begun looking into this and/or the FBI. And, by the way, Dutch Mendenhall the CEO of RAD, has been a member of the BP community now for several years so feel free to chime in bud. Below is a copy of the SEC statement. It really makes me sick that these scam artists run rampant while the SEC does absolutely nothing to combat the issues. Anyway, please feel free to do your own due diligence but it looks like we all got got.



"On April 1, 2024, the board of directors (the “Board") of RAD Diversified REIT, Inc. (the "Company”) decided, in accordance with the terms of its Share Redemption Program, to continue the temporary freeze of the Company’s redemption program. The Company will not process any pending requests that have not been redeemed as of February 1, 2024 nor will it accept any redemption requests after April 1, 2024. Pending redemption requests will remain in queue until the Company recommences the redemption program. The Board intends to reassess this decision to determine whether to recommence the redemption program or to continue to pause the redemption program no later than July 1, 2024."

We are starting PassivePockets.com and launch it in June. We will learn how to find and vet “good” and expose “bad” for ALL to see. In the meantime, we will watch the forums for more posts about the syndicators who handle situations to the chagrin of their investors. 


 Morning Scott,  I missed this post and posted above but its worth repeating. What I see irrespective of how the deals are going is the lack of communications from these syndicators
with respect to how their deals are actually doing. Communication good or bad goes along way to keeping investors from being upset to going ballistic on the internet and creating irreparable harm to the syndicators reputations.

It seems that most of the BP influencers I have seen over the years have stepped into MF syndication with varying results. So to that end they are new to the game never went through a deep downturn cycle. And for them rasing capital on SM BP facebook whatever has been fairly easy compared to others who dont have a big SM or BP presence.  This is where the crowdfunding sites helped a lot fo those types scale.

The play book as you described is an old one when it comes to marketing themselves nothing different than what the how to trainer do. The difference is they are stuck with a certain asset as we are seeing. The trainers just pivot to what is working today and set up training in that niche. But its all the same big budget for marketing and go hammer the airwaves/internet. Sell the sizzle etc etc.

Having been front and center in the late 80s of a billion dollar syndication company ( was an independent contractor in charge of finding and entitling their land projects in northern CA.) I saw what happens when these things start to go south and from my mind most of these companies that could be struggling now simply do not have enough staff to handle all their investors needs in a timely fashion and when things go bad like we see posted on BP right now lack of up front communications leads to Investors going out of their minds with worry and the blame game starts. Then of course google searches bring all these things to the front page and next thing you know reputations get hammered..

As one who personally had a medium sized HML company going into 2007 2008 with 600 loans on my books and by 2010 went through a massive re value melt down all of us in that business got hammered for us we started in 2001 and by 2010 had to basically shut down let go 90% of staff and spent 3 to 4 years hemorrhaging our net worth's to make sure our banks got paid ( which to my personal financial situation was devastating) Most of my peers went out of business completely ( BK) I did not but by 2011 I was basically starting over. But with my head held high gone was all the normal trappings of RE success being served as a big slice of humble pie :(.

And as my core commercial banks understood that I doing everything i could to protect them. The one bank left kept a 1 mil line of credit for me ( down from 15 mil) had me  on a 90 day extensions for 4 years and allowed to to earn back in. Its taken basically 12 years to get back to maybe half of what I had at the time.

Bottom line RE cycles and I suspect most of the folks that are having issues did what they thought was correct or right and the market has gone against them.. If they are not changing their personal lifestyles to adjust to this, not communicating, doing new deals leaving old ones to wither then you know what your dealing with the goal ( human nature i guess) is to keep lifestyle intact at all costs.

To that end I just paid off yesterday my last legacy bank debt took me 12 years but its done an gone now. But those same banks stuck with me and allowed me to pivot and build up my new construction side using bank debt intead of HML.. etc etc.

So If i was guessing most of the folks having issues in the space have very little assets aimed toward client relations and communications but still do big spends on advertising for new blood.

    I'd like an explanation for the non-payment of RAD's unsecured loans, which are independent of the REIT. How can Dutch justify this? His social media presence, where he purports to teach business and capital acquisition, is rendered corrupt by his inability to pay employees or investors on time and his blatant disregard for the SEC's mandated updates regarding the frozen dividends. Nothing has been posted to the EDGAR site since July.

    Their Wentworth golf property is already facing collections issues (not the only Case filed).

    “The office of Dutch Mendenhall” is raising capital for exciting new opportunities. @Dutch Mendenhall surely won’t respond but @Brent Mendenhall is clearly still active….Perhaps he has some insight into his brother’s new business ventures.

      Stuart, clearly still active?  I am guessing you are referring to Bigger Pockets..I wouldn't say active, but I do occasionally get on Bigger Pockets when I get a notification.  I haven't been with RADD since September 2024.  I have not insight/visibility on anything ref new business ventures etc.

    Sadly, you will never get that explanation.  Dutch's unjustified enormous ego won't allow him to address the damage he had done.  He is currently blaming his investors for their failures and actually soliciting an additional $20,000 from all IC members to help sue the SEC and, ironically, his investors who's money he has stolen.  This is what greed does to someone with no moral fiber.  Truly sad.

       I heard the Norada investors created a FB group and got together to work together to reach out to the SEC and others and have had some success with communicating with them

      I thought I had read in a PPM from RADD they were already under SEC review or something like that, so my recommendation would be to work with the SEC by getting the investors together (As well as maybe contact the person in the paper that wrote that article in philly a few years back) and start pushing it harder as a group

      suing the SEC is not the path I would go down as you are not going to get very far - sue them for what?

    1- $20k capital call from investors

    2- Sue the SEC

    3- file chapter 11 debt restructuring 

    4- New LLC "Omnico" is now live for investors

    Some investors are together on this. The SEC just takes a long time.

    the co owner husband goes by chi (from ealier info someone put on here) but name is cornelius rogers.  run his background which all is available and open multiple felonies drugs trafficking coke and heroin and at attempted murder to  name a few, i 100% beleive people can change and everything but this all is crazy due to the issues with this company and money

    As a former employee's close confidant, this company is an absolute scam with zero loyalty to its long-term employees, let alone investors. They filed for Chapter 11, but it was denied because they owe their employees money and refuse to pay them. As the owners, Dutch and Amy, pocket the money from their illegal activities to fund their lavish lifestyles, they continue to take advantage of everyone else. They use the money they defraud people out of to funnel it through the business, covering their outlandish living expenses. As investors who have been screwed by them and former employees try to recov er their money, Dutch is going on cruises for his wedding anniversary and for holidays while Amy goes on lavish outings and recently came back from the Bahamas. They claim to be god-fearing, good people, but in reality, none of them has stepped foot in a church and would set it on fire if they did. They live immoral and thieving lives. Dutch and Amy are facing prison time for how they have cheated within their company, while they continue to act like all is good and well, while trying to con unknowing and loyal investors into new start-ups to fund their lavish lifestyles with no intention of doing good with it.

    These are not the kind of people you want to invest with or have handle large amounts of money. They both suffer from narcissism and care more about money and their image than doing right by people. They mistreat even the ones closest to them, including family. The co-owner, Amy, adopted a son but has never treated him properly. Yet, she goes on stage and gushes about him as her "why" and talks about all the stuff she does for adoption companies (NOT TRUE) as she walks off, and is far from a mother. In her personal life, she is involved with someone who deals drugs, as they do drugs and are involved in illegal activities. The cops in the area know the guy, he is a career criminal who has held a gun to employees and at her, yet he is still involved in her business dealings and in her house. She uses company money to pay her boyfriend a ridiculous weekly amount (2500 per week) as an employee, even though he does absolutely nothing for the company. Dutch does the same for his own family members. They run an illegal gambling ring in one of the company's commercial buildings. There are many things I could say, but we will be here all day. Hopefully, this gives you a picture of who you would be investing your money in. Amy's adult son currently has a criminal case for molesting a small child of one of her long time employees and she spends her time hiding his behaviors, blaming and indirectly threatening the victim and the victims family rather than being a decent human being (not so Godly eh?) while spending tons of INVESTOR money for his defense so she can save face for the next scheme they are currently working on.

      just love the lavish lifestlye comments. what is lavish.. one man's lavish is another mans slumming it.. I mean the Bahamas i would hardly say is lavish to me its dangerous and I would never go there.  But I get it if they have no money and are spending money that should go to employees thats not good. 

      the lavish lifestyle comments are what the FBI says when they nail a crook .. U know high end cars  like owning a Mercedes is some lavish expensive car all cars are expensive these days.. And Cruises same thing cruises are cheap .. all walks of life go on cruises especially to the carib that's the cheapest crusing you can do.  Just sayin..

      When it's with stolen money and you have employees going weeks and months without pay because of an expensive lifestyle you can't afford, that's lavish. Let's add cruising, vacations, and unnecessary private jets to outings to maintain an image, while people are owed millions. Meanwhile, no one else is getting their money. Employees or investors. Stolen money and cheating their employees out of labor costs are what is paying for all of this. Again, that's lavish. And as for the FBI response, with something of this magnitude, who says they are not already involved?

Amy's adult son currently has a criminal case for molesting a small child of one of her long time employees and she spends her time hiding his behaviors, blaming and indirectly threatening the victim and the victims family rather than being a decent human being (not so Godly eh?) while spending tons of INVESTOR money for his defense so she can save face for the next scheme they are currently working on.

      This company owes a ton of good, hard-working, and loyal people money, and they fired them and refuse to pay them the many weeks' worth of pay they owe them. If they can do that to their long-term employees, whom they supposedly form strong bonds with, imagine what they can do to someone they just see as a dollar sign. The company owes many people a lot of money with no way or intention to pay it back. DO NOT invest your money here or with Dutch Mendenhall or Amy Vaughn (Also can go by other aliases such as Amy Whit-Vaughn, Amy Whitson, Amy Whitson-Vaughn) unless you never want to see your money again and want to get tied into fruitless legal battles. They just look for the next start-up scheme to fund their lavish lifestyles until that well runs dry, and then rebrand themselves and do it all over again. This is not the first time, and it will not be the last unless those involved speak up and report them until the government has to listen. There's so much more I could say and have receipts for, but I'll leave it at that. If you want or need more information to help, reach out to me on this forum.       just love the lavish lifestlye comments. what is lavish.. one man's lavish is another mans slumming it.. I mean the Bahamas i would hardly say is lavish to me its dangerous and I would never go there.  But I get it if they have no money and are spending money that should go to employees thats not good. 

      the lavish lifestyle comments are what the FBI says when they nail a crook .. U know high end cars  like owning a Mercedes is some lavish expensive car all cars are expensive these days.. And Cruises same thing cruises are cheap .. all walks of life go on cruises especially to the carib that's the cheapest crusing you can do.  Just sayin.. 

      When it's with stolen money and you have employees going weeks and months without pay because of an expensive lifestyle you can't afford, that's lavish. Let's add cruising, vacations, and unnecessary private jets to outings to maintain an image, while people are owed millions. Meanwhile, no one else is getting their money. Employees or investors. Stolen money and cheating their employees out of labor costs are what is paying for all of this. Again, that's lavish. And as for the FBI response, with something of this magnitude, who says they are not already involved? 


       Why has that employee not filed a civil case against them or filed some sort of complaint?

In her personal life, she is involved with someone who deals drugs, as they do drugs and are involved in illegal activities. The cops in the area know the guy, he is a career criminal who has held a gun to employees and at her, yet he is still involved in her business dealings and in her house. She uses company money to pay her boyfriend a ridiculous weekly amount (2500 per week) as an employee, even though he does absolutely nothing for the company. Dutch does the same for his own family members. They run an illegal gambling ring in one of the company's commercial buildings. There are many things I could say, but we will be here all day.        There are things I cannot put on here, as it would only help the other side if they caught wind. Just know that things are in progress, and they want to help others in the meantime who have been taken advantage of or who they are trying to take advantage of with their new Ponzi schemes, such as "Omnicorp". No one can truly know the depths of their deceptions and evil unless they get info from the inside. I was simply relaying helpful information for this person so they could help others. However, revealing what the whistleblower is doing, knowing someone from the other side can possibly see this, will only help the wrong people and tip them off. That is not the intention of this post. So I respectfully leave out any information that may hurt someone who has already been a victim of their manipulation, deceptions, and stealing.

    Thank you, Anon- only a matter of time before RADD/Dutch/Amy get caught for their wrong-doing.  There are now many of us working on seeing this out- ex-employees and investors.

    im hearing lots of stories of employees not being paid and then fired from rad after fired they wont repsond to email or calls so sad. its bad enough investors losing money but investing is a risk. but when employees work and then dont get paid its awhole differnt thing. I dont think too many employees are left except immediate support to dutch and amy such as protection and personal assistants

    I've also heard that they withheld social security, etc. from employees checks, but then never sent the money to the IRS.  They don't care who they hurt and what damage is done.  They will get what's coming to them at some point.

      well if they did not pay their employees withholding tax's they are in deed Sheet that wont fly and those dollars are not discharged in BK proceedings.. circling the drain it sounds like.

      seems pretty obvious if all these posts are to be believed and the reaching out for cap calls to fund litigation against the government.. there is a 99% chance there is NO MONEY to redeem and its been lost and investors should or will just have to write it off as a bad investment.

    Folks : We need to be careful of posting that are defending the bad Syndicators here. I am ok to take losses and do respect the Genuine Syndicators who constantly communicate and provide transparency but have no respect for those who fraudfully conducting business, hide facts and one fine day freeze everything and announce bank corrupt suddenly.
