was told I wouldn't be able to do something, now im determined

looking to invest on a property in OH, that has permits for mutli units and is also eligible for grants. its possible this property can pay for its own rehab and it can have great ROI if done the right way. Any advice would help !

This sentence, "comes with grants and is a historic building with permits allowing for multi-units", should make you run away. You are out-of-state, seemingly inexperienced, and you want to work on a historical property (notoriously the ones that are the hardest and always overspend and under-allow) with no contacts in the area. Your headline tells you all you need to know. You are trying to prove something because someone said no and all that will get you is debt in this particular case.
