Getting paid by others to flip

An out of state investor contacted me asking if I would be interested in doing a flip for him. Should I charge a flat fee or an hourly rate? Has anyone seen an agreement for this type of service?

 Thats an interesting proposal. If it was me, I would ask for a conservative fixed amount that you would be guaranteed for along with a possible additional bonus based on the profitability of the property.  That way you are covered but also have shared incentive on the outcome.
