A lot of new investors I’ve spoken with lately are asking:
“How do you fund a flip without using your own cash?”

Quick answer: It’s possible — especially if the numbers make sense and you know where to look.
I’ve seen investors structure deals using creative financing options like hard money, gap funding, or partner capital.

If anyone here wants to brainstorm funding strategies or share what’s worked for you, I’d love to learn from others too.

the way this occurs is a guru will provide a course that will show you how to do this. Thus the guru is using your money that you paid for a course that will tell you this can be done when in reality 99.9% of the cases, it cannot in the one percent is the guru using other people's money from teaching a course on something that cannot be done. It's like the meme I will give the first million people my course on how to raise $1 million for only one dollar
