Brokers who found success as active RE investors

Looking for active licensed brokers / real estate agents who are also active investors building a portfolio of properties. Curious how you weave in insights from your own investment journey into working as a licensed agent helping others achieve the similar investment goals. What states have you found most success in to cash flow? I am based in NYC and curious if you found success here or mostly in other states.

Hello, I started as an investor and then took the knowledge I had built to become a real estate agent. It is hard for me to pick what I specifically use from that investor knowledge because almost everything I say and do with my clients is at least partially influenced by my investor experience. I tell them things I have done, places I have invested, tactics for getting a better deal, ways to afford a better property, etc. It all ties in. 

For my own investmensts, they are all currently in my local Milwaukee market. Partially because I know this market, and partially because it's a great market. Lots of out of state investors look here because it has lower prices and higher rents comparably. So I just don't have a need to take the time and effort to learn a new market yet when I can find all the deals I need right here.
