I'm curious, anyone out of the US actively buying property in the US?

We have multiple overseas clients, including one that is closing on a property today. I believe the largest concentration of our international investors is in Hong Kong.

One of the major stumbling blocks for us is the lack of international investor financing. Today, DSCR loans are the only option. I hope the options for international investors increase.

@Henry Dominguez about a third of our clients, here in Metro Detroit, are from outside the USA.

So, we've got resources for:

1) Setting up an LLC

2) Getting an ITIN and EIN

3) Setting up a USA bank account (getting more difficult as several major banks no longer provide)

4) Referrals to tax professionals to handle annual federal & state tax returns.

Getting a mortgage can be challenging for foreigners. Some DSCR lenders offer programs, but limit the LTV to 65% (meaning you have to put down 35%).

Yes, and it’s doable with the right setup. As a non‑US buyer, lean on lenders who do foreign national or DSCR loans, form a simple US entity if needed, and hire a solid property manager first. Verify rents with a local PM, budget conservatively for taxes/insurance, and keep extra reserves for currency and travel surprises. Start with a clean, rentable small multi or turnkey to get proof of concept, then refine your team and financing as you scale.

I collaborate with a local title company that is familiar with embassy closing procedures and understands what the buyer needs, such as citizenship, bank accounts, and other requirements.
