Fastest close I’ve done was under two weeks using true private money with docs ready, clean title, and an appraisal waiver from the seller’s side to keep it simple. Hard money and bridge lenders can also hit a two-to-three‑week window if you’ve pre‑underwritten your file and the scope is light; conventional or DSCR usually run 30–45 days. The speed hack is prep: POF letter in hand, entity docs queued, insurance binder ready, and a lender who answers the phone.

About 3 years ago, with my regular title company, we closed in 2 days. They put a rush on the title commitment, there were no issues. I called several friends and 1 of them had some cash available.

It was a tax sale property. The house was going to tax auction on the following Tuesday, but Monday was a holiday. I knew we had to close on Friday. We did!!

I got the call on Wednesday morning. Saw the house and got a contract by 3pm. Had the title commitment Thursday afternoon. Tax certifications and calls to the county by Thursday 4pm. Docs drawn up and closing Friday noon.
