    If you're exploring private equity for real estate, lead with credibility, not the ask: share a simple one‑pager with your buy box, a recent sample deal's numbers, your plan to protect capital (promissory note, lien or pledge, insurance, clear exit), and your communication rhythm. PE often wants scale, track record, and systems; many first deals pencil faster with private lenders or JV partners you already know. Warm up your network, have three clear offers (debt, JV, or referral), and follow up weekly with brief updates to build trust.
