Real Estate Partnership Structures

Hi everyone, 

I own 2 rental properties with a partner. We split everything 50/50. He has others that are interested in investing with us. 
We planned on using his connections for capital so we can scale our business. 

What type of partnerships of this manner have y’all had success with? Ideally we would like to just offer interest on their capital until we paid the principle back, but if the investor would like equity instead, what would be a fair equity split? 33% each? Or if investor supplies 20% down payment we give 20% equity in return?
