What BP has done for me

I was reflecting on what Biggerpockets has done for me as I crossed the 5000 post mark.

I started listening to the Biggerpockets podcast back in 2014 when I was working as a personal trainer. I've always really enjoyed hearing stories of success and have had an interest in real estate investing since I was a young kid.

At the time my only real goal was to househack a duplex. I had no credit (550 credit score), no money and because I was self employed I had a tough time proving income to a lender. Shortly after starting the podcast I talked to a lender who was a friend of my dad's and he told me what to do so I could qualify for a loan.

I took the bank $300 and bought a credit card, put my Netflix bill on that and paid it every month. Turns out paying $12 a month on credit will drive your score up pretty quickly. I also had to stop writing off everything and show some income.

2 year later I was ready. In 2016 I probably went through 3 Realtors and saw over 100 properties putting around 6-8 offers in before anything landed. I just couldn't find an agent that understood what I wanted until the last one who was a good buddy of mine who had just gotten his license in Minneapolis. I got one for $182,000 and had to liquidate the little IRA I had to even get a 3.5% down payment for that!

Fast forward 10 years and I'm a partner on a portfolio over 100 units, househacked 5 times and completed over 40 BRRRR's. We now focus on buying mobile home parks in the Midwest and Texas where I live. I've sold hundreds of properties to investors and househackers with my team in Austin, TX and we get to host a great meetup every month where we don't pitch or sell anything! (I hated those).

I don't say any of this to brag but to say if I can do it you sure can too. When I got started I had bad credit, no money, a GED, no mentors and no insider knowledge whatsoever. Lenders didn't want anything to do with me! All I had was what I learned listening to the Biggerpockets podcast!

If you're just getting started or are trying to scale a portfolio, keep going! If it was easy it wouldn't be so rewarding!
