From a lender’s perspective, sustainable financing comes down to three things: conservative leverage, adequate reserves, and a clear exit strategy.

Lower leverage gives investors more breathing room if the market shifts or a project takes longer than expected. Cash reserves are equally important—they help cover unexpected repairs, vacancies, or carrying costs without putting the deal at risk.

Flexibility and predictability matter too. Choosing the right loan structure with terms that align with your business plan can make a significant difference in long-term success.

The most successful investors don’t just focus on getting the most leverage possible—they focus on preserving capital and maintaining options.
