Lack of Fourplexes

Posted

At some point in the next year or so I would like to begin investing into fourplexes.  I am in the STL metro region and am using things like Zillow, Realtor.com and Loopnet to begin some preliminary research.  The problem is that I can't seem to find any to research.  I don't want to waste anyone's time so I haven't begun to contact realtors.  Once I am a little closer to being able to purchase something, I will reach out to connect.  I was hoping to start planning earlier by looking at price per unit, per sqft., avg. rent prices, etc.  Is it possible to find these properties without them being on the market and without bothering anyone?  Are there other online resources that would be more useful?  Is it possible that there just aren't any in the cities I'm considering?
