Are duplexes becoming more attractive again?

I've noticed more conversations lately around duplexes, triplexes, and fourplexes, maybe it's because they're easier to finance than larger properties, maybe it's because they still offer multiple exits, anyone else focusing more on small multifamily right now?

Small multi has always had demand in my area. Typically people do that before going over 4 units or they go from a single family to 2-4 units.
