Questions regarding scaling capital for my first deal-input appreciated

Hi everyone, I'm currently working on my first real estate venture and am interested in learning more about creative ways to raise capital while building my foundation. I've been researching 'Cooperative Assignments' (partnering on deals to bridge the gap for sellers who need a 'Plan B') as an alternative to traditional wholesaling.

Does anyone here have experience with this strategy? I'm looking for advice on how to structure these partnerships ethically and effectively. I'm eager to connect with others who are focused on building a consistent deal pipeline and am happy to put in the time to help analyze leads.
