A few that helped me early on were The Book on Rental Property Investing, The Millionaire Real Estate Investor, and Long-Distance Real Estate Investing. BiggerPockets is also a great resource because you can learn from real investors who are actively doing deals. My biggest advice is not to get stuck in learning mode for too long, read enough to understand the basics, then start analyzing real properties. Even if you plan to invest out of state, pick a market, study rents, prices, and neighborhoods every day. That's when the concepts from the books really start to click, especially in Midwest markets where many beginners can still find affordable opportunities and solid cash flow.
