You should have a good idea of costs based on property, purchase price, taxes, etc.  Put conditions for financing and inspection to give you a bit more time to check into things like insurance and other things.

Experience helps. The more deals you've looked at, the quicker you know what to focus on. In our co-investing club, we also have a lot of people looking at every opportunity, so that extra set of eyes is valuable. But I still won't skip due diligence just because someone says I have to decide today
