When Does a “Good Deal” Become Too Risky?

I've been thinking about how quickly a promising deal can change when one or two assumptions are wrong.

Maybe the rehab runs over budget.

Maybe the timeline stretches.

Maybe the resale value comes in lower than expected.

At what point do you personally walk away?

What's your biggest red flag during deal analysis?
