realty trust or LLC?

i own 3 rental properties and my primary residence...i need to put the properties into a trust or LLC for more protection

i know the LLC fees are $500/yr in mass...i also plan on buying at least one or two more...

any advice on individual trusts for each property?

William Bronchick's "Wealth Protection Secrets of a Millionaire Real Estate Investor" is a good overview. He run's our local REIA, and I asked him about this same topic recently. His recommendation: put each property in a land trust, with a LLC as the beneficiary. As Eric says, trusts for privacy, LLC for protection.
