Christmas gifts for tenants? Yay or nay?

I don't believe in giving tenants gifts. I believe in giving them great customer service for fulfilling the terms of their lease to the fullest. No one has sent me a gift for making my  payments for loans, insurance, property taxes, repairs, etc. As a matter of fact, insurance and property taxes reward me for my great payment history by increasing my payment each year.

Definitely a super thoughtful gesture. I'd think that if the reward is for paying timely it would be foolish for them to not continue that process. They not only risk NOT getting a gift from their beloved landlord but eviction. Of course, mines is just one of many opinions you will receive. I dont even know whom my tanants are and I like it that way..Maybe its beacuse I manage them through a PM, but even if I manage them personally, they will only knoe me as a PM and not a ladlord.....its safer and easier to deal with any issues when you dont get too personal with business...

We only have one rental but last year we did get our tenants a Christmas card and plant.  This year we got the new tenant a Christmas card and a gift card.  We want to treat our tenants how we would want to be treated, fair but with a firm hand. We also pride ourselves on excellent customer service as well.  It is our opinion that a little thoughtful gift at Christmas will remind the tenant that we appreciate the on-time payments and taking great care of the house.

I think the question of whether or not to get tenants a Christmas gift also depends on the type of tenants you have and the class of rental.  In our case we have two professional upper middle class tenants.

Last time I was a tenant our landlord gave everyone a small flower basket. It was thoughtful but in no way made me think of "oh yay, we can pay late next month" lol.

We were thinking of doing the same thing.  I think it is a great way to say "Thanks,  we appreciate you for being a good tenant".  Keep it simple and professional.

I've been struggling with this myself.  I think a card is a definite for the holidays but I'm considering including a small gift card to a local cafe or restaurant

We normally send gifts for big events - births or weddings. I think sending a card would be sufficient for other occasions. I would rather create a bonus program for tenants who pay on time.
