A little guidance needed

So I just purchased my first duplex a couple of months backs. If you want to read about it just search the words "need inspiration " it should pop up some where.

So anyway we just purchased this place and we exhausted a lot of funds. Right across the street a home thats been on the mls for months just lowered its price to 30,000!  The dilemma is we can definitely afford to finance it but we are at a point where we need to replenish our ammunition. I don't want to miss a great opportunity. But I don't want to jump the gun. 

I know i have options with investors but I'm new to the real estate game and working with people I don't know in a field Im not well versed on and lack experience really keeps me from going that direction. 

The place will need work. All new floors every where , appliances ,paint and who knows what else. SFH 3bed 2 bath garage... Thanks for your help and input
