So, my dilemma is I am buying a quad for 200k after  property tax, vacancies, cap ex, etc it will cash flow 700. thats with 5% down owner occupant. It seems to me 200k is a lot to tie up for $700 a month profit every month.  What messes me up is I have a property that is 80k but cash flows 900 every month free in clear. 

So I just need straightened up as to what is bad, normal ,good , and great.  Im worried Im looking at normal and calling it bad. 

Loan is a conventional 30 year fixed I believe... I know there are varying factors that are missing to give you a full picture ...and the question is truly subjective to the individual but I want to make a decent profit and retire 1 day with that in mind can't someone help.

I never quite got baby boomer theories just because the argument to my understanding is there are lots of baby boomers and when they are gone there won't be a lot of "______" fill in the blank, but I mean didn't baby boomers have kids, to me it seems the population would grow due to that era . Or am I just off.

1 question though, I think my search criteria pulled up a lot more results prior to what I found today. I could be mistaken though just wondering if there is some type of query running that truncates the data after or before a certain year?

Hi I used to be able to search the forums and it seems like the content that normally pulls up when I enter my search criteria is all gone. Can some one help me I just want to for post talking about pigeon forge but when I do hardly nothing pulls up anymore

Im not sure what you should do but i do know after you figure it out you should delete this post if possible in case she decides to go snooping around your cpu!
