TrueRent.com property management software?

Question

Does anyone have an opinion about TrueRent?

I've looked at many, many, different landlord/property management options (Cozy, Propertyware, Buildium, 123Landlord, etc) and this one looks like it might be a good fit for me. The free options like Cozy seem to be a little too simple for what I want, and the more fancy ones like Buildium are definitley too much. I'm talking about managing 10 units/properties or less.

TrueRent.com offers tenant application and screening, rent collection (free for both parties), tenant portal for communicating with landlord, and some pretty good reporting tools too. Their price is $1 per unit, per month, minimum $15/mo.

I would love to hear from anyone who does/has used TrueRent, or has heard anything about the software. Thanks in advance for your advice.

As @Jason Hartley says, I too like Rentec Direct. I did a bit of testing on True Rent, and it did seem decent too.

I suggest that you do a test drive on each and pick the one that you feel comfortable using. I like the simple interface on Rentec Direct.

Thanks for the response @Jason Hartley. I would agree with you that it's easier to use the system from large computer screens, which I do have two of (my eyes aren't getting any younger, lol), I guess I was thinking that I could use the mobile version to not do everything within the system just detailed items such as checking/processing maintenance requests as they come in, taking a quick look at the dashboard items, and making changes in the system if needed and lastly, being able to add updated pics on the fly as well as maybe sending out text or email messages to tenants. Maybe I'm overdoing it here a bit but I will say that the website sort of works fine on my ipad. I'll just play around with it a bit more to see if this would be sufficient. You did bring up a good point that no of these things really need to be done from a cellphone. I did post this same info in the Rentect Direct forums and received a response from them stating that they are working on this but it's a bigger tasks than converting the portals to be mobile friendly.

@Tom V. - I love software and keeping up with the industry.  I tried them a while back but it felt like it was a platform still in development.  I've been using Rentec Direct for my property management for years and am extremely happy with them.  They have a free trial so you can check it out for free.  Tell them I sent ya if you do signup, sometime they send me fun gifts for referring other investors.  ;)

I have been using TrueRent for the last 6 months and I am happy with the software. Definitely the most affordable option out there while including all of the same features as other sites.

Hi @Brian Woods, I very rarely use my phone for managing rental stuff.  I am spoiled with giant monitors both at home and at the office and I can type and function significantly faster on a computer vs a phone.  I think trying to manage this much data on such a small screen is not going to be efficient no matter what.

Put it this way, I've found that working on a phone (even super mobile optimized apps) costs me time.  I can drive across town (30 minutes), work for 1 hour, then drive back home and still get about 5x more work done on a real computer than if I was trying to swipe and click on a phone all day long.

Tenants on the other hand login to just pay a bill or look at their balance.  That's easy to do on a mobile device.

@Scott Weaner Thanks, Scott. The two software seem very similar. The main difference in pricing is that RD charges additional fees each month for the rent collection, while Truerent does not.

That could probably change though, as @Jason Hartley pointed out, True Rent appears to still be in early development. Lots of feature changes and updates on their facebook page. I'm looking for a proven solution, so I'll be giving  Rentec Direct a test drive.
