Fruit Trees

Just curious. Do you guys consider fruit trees an asset or a liability when offering a property for sale?

I like them; I plant them; I'll buy property that has them. However, I am not necessarily a typical house buyer.

Liability, IMHO. They're low and shrubby, unlike real trees that are big enough to get under. If you don't put the time and effort into them, you get no edible fruit, just a bunch of litter. So, they're fine for someone who wants them and will care for them. For anyone else, they're just a pain.
