Advice needed - Kiddie Condo Loan

Alright here's the situation. In the Fall of 2017, I'm looking to buy a house in a college town with an FHA loan for myself and roommates to live in. The problem is, I don't have a W2 income and I wouldn't qualify for an FHA loan. However, my credit score is over 730. So I've come across a Kiddie Condo Loan. I would have my parents consign to try and qualify. Does anyone have experience with these types of loans and possible advice? Also, are there any other ways to purchase a property for a long term buy and hold instead of just getting a traditional loan? Thanks!
