@Ryan Morgan Lead generation is my bread and butter. I love it and this is all I do on a daily basis. I'll tell you the best way I've been generating leads. You need to start a marketing campaign and target leads with equity that are in your desired location. There are quite a few discussions on the forums regarding this topic, and I landed my first deal back in 2015 just off of the knowledge I learned from the forums. Please don't overlook the information on BP just because it's free.

Essentially, you'll want to go to your courthouse and get a niche list. I like tax delinquents and code violations. Also, you can go on List Source and purchase a high equity absentee list. You want to have at least 1,000 leads before you begin mailing. Once you have your list, you'll need to set up a CRM to intake your leads; I like using Podio. Then you'll want to get a virtual number to place on the letters; I like using Call Rail for this. Next, you'll want to mail all of the homeowners on your list. Some of these leads are going to have already been touched by other investors, which is totally fine. The key is for your prospect to pick up your letter at their time of need. If another investor has mailed them six times and the next letter they receive is from you, then you can potentially piggy back off of the previous investor's work and snag the deal. There have been countless times when a seller said they've been receiving letters from me for years, but in reality I've only mailed them once. A lot of new investors are put off by the number of investors mailing the same list, but I'm not. It just allows your prospect to be touched more, and they're already sold on your message by the time they decide to call you because they've seen it so many times.

Mailing is what I suggest when you first start out. What I'm about to discuss next is what I currently do in my business and is a bit more advanced. I have almost moved from direct mail completely. If I do mail, it's through Fedex and it's for laser-targeted prospects on my list. I currently pull the aforementioned lists and find phone numbers for everybody on them. Then I have my team cold call all of the leads. This has produced far better results than direct mail, and I don't have to worry about returned letters. Additionally, it's more direct, and a lot of the people who are interested in selling appreciate the phone call verses receiving a mail piece. I feel like the market is over-saturated with mail, and it's time for investors to get up to speed with technology. Over 92% of adults have phones, and I guarantee most of these people have their phones within a couple of feet of them throughout the day. This is why my team has had a lot of success cold calling.

a bit morbid, but watch public records for divorces and deaths. Join a few military forums and blogs, offer to buy and close quick im sure you will get bites. Using MLS is the status quo in the US.

your court house, look for notice of defaults, people in pre foreclosure. maybe they are willing to sell.
