Failure Stories - Looking to Learn from Others Mistakes

I think too often I see threads and books about "success stories". People talking about how they grew their business, locked in enough seed capital to fund their business for 10 years, bought their 4th and 5th units. I'm more interested in what happened in between. When did you fail? Did you exit the real estate investing industry and why? Did you have to declare bankruptcy? I'm looking for the hard realities so I can learn both what I can do if I get in that type of situation, and how I can use it to be proactive in my approach.
