I enjoy doing small handicraft type items and selling them at farmers markets on Weekends. Doesn't make a ton of money, but it's therapeutic and enriching

@Roy N. Hi Roy, I sometimes have a careless sense of humour, and I apologize if I have offended you. Socialism is still a major force in Canadian politics today, and that is well documented.
If you are scanning through all of my past participation on biggerpockets, then it is clear that all my posts are not a "keyword stuffing echo-chamber", I enjoy reusing terms, is that a crime? I see that you are already going through and changing my posts, that's fair, you are the boss here. I would appreciate being notified first however.

A friend of mine would like to borrow 90k to do a full reno on a project he has just purchased using another 90k he was able to acquire through a conventional mortgage. We have been friends for many years and I am concerned that my personal bias may interfere with the negotiation process. What are some standard protections that I should concern myself with including in the contract? Are there any tips that may help in facilitating the deal between two friends?

I don't build enough units to factor in any kind of assembly line structure. I think you would need a lot of demand, otherwise you may find yourself in the hole very quickly stuck with 3 or 4 unsold houses and an assembly prepped to make more. Do your location homework first by any means!
