Hi Biggerpockets community, aside from the basics, what tips and tricks / life hacks have you employed to raise seed capital for your investments in the past/present? Anything unusual?

Starting out on a new venture in Nevada, any advice on good sources of Seed Capital that may be exclusive to Nevada?

So when you get a mortgage you do get a 3 day right of rescission in case for some reason you want to walk away.  I do imagine lets say that if like in Katrina that the public record building is wiped out and you cannot record a deed, the title company might be liable to the new buyer for not recording in time.

Not sure I follow on the WCAP terminology but I think you raise some valid points. When it comes to negotiating and coming up with a bid/ask price there's more to consider than just the so-called "comparables". It really comes from your experience in the industry and the intangibles that become part of it.

I'm curious to hear where people here have found a REI partner or even seed capital investor. I've been looking for one myself.

I think the partner vs. no partner thing is not a quick fix or a quick fine. @Derrick Thomas was right to point out it took him 2-3 months to find someone that he could trust. I really think you have to take your time and find the right person. If you want to start right away you should do traditional lending.

I think that last question is the key. How do you get started even if you don't have seed capital. I think it's precisely that which scares people away. I really don't think you need seed capital to start out in REI. I think you can do REI as a minor partner, you can do REITs, you can get into property management. I think there's a lot of options without having to find seed capital.

Just started looking into commercial real estate. Want to start small but having a tough time figuring out pricing and calling up some of the bigger places or tenants isn't getting me very far. What could I expect as far as seed capital goes to start with 2 or 3 commercial spaces in some of the SF suburbs?
