I would like to make multiple offers on a property that I valued to be worth $110,000. I would like to do a cash offer a subject to and a lease option. How would I structure the lease and subject to offers?

I'd do it like this.
Cash offer 65k
Lease to Own 78k with 2k down
Subject 2 80k with 2k down
