Interviewing Property Managers

Hey all,

Looking to purchase a rental property out of state and plan to hire a property manager. What kind of questions have you guys found are good to ask while interviewing?

How did you find the property management company? Did you get any referrals or talk to anyone that uses them currently? Also contractors can give you the lowdown on property managers (it's a little different but i found it effective when finding my manager)

Other questions to ask:

- "How many units do they have under management?" Too many or too few usually make me nervous.

- "Do I get a group discount with more units?"

- "What your 24 hour emergency service like?"

- "how often do you inspect the property? And do they handle HUD inspections?"

- "What is your network of contractors like? How long have the contractors been with you?"

Some will pay your bills, pay your mortgage, go to court for you etc. Ask how much they offer and compare it to other management companies you're considering.
